Can foreigners buy property in Costa Rica, particularly in Jaco Beach?

Yes, foreigners have the same rights as locals when purchasing property in Costa Rica. However, there are restrictions when it comes to properties within the Maritime Zone—the first 200 meters from the high-tide mark. Generally, foreigners can only own up to 49% of concession rights in this area.

However, Jaco Beach is an exception to this rule. Unlike other coastal areas, Jaco Beach has titled beachfront properties beyond the initial 50-meter public zone. This means foreigners can own properties with clear titles closer to the ocean, a unique advantage in Costa Rica, where beachfront land typically falls under concession rules.

This makes Jaco Beach an attractive destination for international buyers looking to secure prime beachfront real estate without the usual restrictions found in other parts of Costa Rica.

Who is the development team?

The Coastal Point project is being spearheaded by a reputable team with extensive experience in high-end real estate:

Developer: Dave and Joe Byker, who successfully developed The Pacific Point, an oceanfront community in Jaco Beach. This sold-out success includes 91 residential condominiums across 12 floors and four commercial units. The Bykers have been instrumental in creating three other oceanfront communities in Jaco Beach, totaling 225 condominiums.

Project Manager: GPC (Gestión de Proyectos y Contratas SA) is a firm that specializes in project management and has more than 15 years’ experience. GPC recently managed the Pacific Point Condominium development in Jaco Bach. GPC´s Director, Roberto Fierro Lafuente, has over 25 years of experience in the field of construction. He is a civil engineer with a master’s degree in construction and development management from Universidad Politecnica de Madrid. 

Architects: With more than 25 years of experience, Saballos Arquitectos has designed different types of projects in 12 different countries in the region. Based in San Jose, Costa Rica, and considered a boutique firm, they are well known for high-end residential homes, hotels, and condominium building designs.

What is included in the condo?

Each unit comes equipped with: A/C mini-split systems; basic large appliances (optional upgraded packages are available); premium cabinetry and countertops; and a dedicated, covered parking space.

When is the development estimated to be completed?

Coastal Point is projected to be completed in the second half of 2027.

Is Coastal Point pet-friendly?

Will I own the title to the condo?

Absolutely! Buyers will receive full title ownership of the condo, a separate title for the parking space, and proportional ownership of the common areas, akin to condominium purchases in North America.
